    317 University Palo Alto, CA Project consists of demolition of an existing one-story building with a basement, to feature a new 15,200 SF three-story concrete retail and office building. A portion of the existing historical facade was kept and integrated with the new construction. With tremendous pedestrian and vehicle traffic on University Avenue, and adjacent buildings tight to the property lines on the east and west sides, the only site access was a small alley to the north. Project features a grand entryway to welcome prospective students and their families, a large presentation room that holds approximately 100 visitors, (9) private meeting rooms, approximately 60 administrative offices and a one stop shop to support current students.     341 California Palo Alto, CA This 8,596 SF design/build two-story remodel project includes restaurant use on the first floor and office use on the second floor. The project improvements to the building, which was originally built in 1955, include removal of existing asbestos, replacement of old mechanical/electrical/plumbing equipment with modern systems, new energy efficient glazing system windows, installation of structural/seismic improvements, and a new energy efficient white roof to improve the seismic stability of the building. Project also features upgraded restrooms and entries to improve accessibility, exterior paint, replacement of sunscreens and additional exterior landscaping. The renovation improves the safety, energy efficiency and the appearance of the existing building. In addition, there are also (ADA) accessibility improvements consisting of the new stairs and restrooms, access from the public way, as well as a fire sprinkler system.     Private Residence Hollister, CA This 10,000 SF Spanish style residence includes a basement, wine cellar and a detached three car garage. Project has stone and hardwood flooring through out, reclaimed timbers for the interior and exterior roof and covered patio beams, two piece tile roofing along with a old world Spanish style stucco texture on the exterior walls, custom windows and doors and six masonry fireplaces through out the home. Project also featured installation of a permanent sixty foot railroad car bridge across an existing creek and a half mile of road that leads up to the home. A well, water tanks, septic system and primary electrical from a half mile away were needed to supply utilities to the new residence. Along with the main house is a 3,000 SF ranch foremans residence located near the existing barn about a mile from the main house.
