This design/build tenant improvement project consists of a 90,000 SF interior conversion of an existing 185,000 SF concrete tilt-up into a plastics manufacturing facility. Project included an overhead rack distribution system, new customized electrical, mechanical, process piping, and condensed dry air systems to support the thermoplastic injection equipment, and storage housed in 65,000 SF of the one-story space. Special facilities include a tool room, a grinding room, and an outside chiller plant, and two large silos to feed raw materials to the machines. Since the tanks were erected on special concrete pads on the gradient of the loading dock incline, a new and catwalk with safety rail was built to accommodate the change in elevation. The remaining 25,000 SF of office space includes a large break room with an exterior patio, a small break room, large conference areas and perimeter offices. One conference room includes a sliding partition and built-in video projection and audio equipment.
