    This design/build mixed-use building is located in downtown Palo Alto, CA. The project consists of a 4-story above grade cast-in-place concrete and structural steel building totaling 26,870 SF and includes a 3-story basement parking garage totaling 25,800 SF. The fourth floor features a 4,850 SF high-end residential penthouse with a 1,330 SF outdoor patio/terrace area. The basement is constructed using a soldier beam and tieback shoring system with underpinning of adjacent structures. The exterior skin of the building includes insulated glass systems, laminated glass systems, decorative aluminum elements, mechanically anchored large format limestone, smooth plaster, and lighting elements.     Design/build project consisting of a new 241,679 SF steel frame, 8-story high-rise office building and separate 5 ½-level, 317,042 SF standalone parking structure. The office has a rooftop mechanical penthouse, roof screen and terraces on floors 3, 5 and 7. The parking structure features partial exterior cladding, complimentary to the office building. The site design includes new landscaping at the new office and parking structure, along with substantial new landscaping at the existing adjacent office buildings. The site design also features parking area adjustments, new parking area landscaping and other hardscape and exterior amenity spaces, along with a relocated standalone fire pump room (with an underground tank) and covered trash enclosure.   • Akamai Floors 3 & 4

    This project consists of a 78,000 SF tenant improvement of two floors in a new cold-shell building. The project includes high-end customer areas, executive offices, board room with foldable partition walls, multiple employee collaboration areas, and open office seating. The high-end customer area is particularly unique as it includes a fully-integrated Network Operations Control Center with a video wall consisting of 27 high-resolution monitors, a large break room with custom millwork, and conference rooms connected by an operable roll-down servery. MEP coordination was also an important factor in this project, as the architectural design includes a significant amount of open ceiling areas & diagonal soffit details.     Project features a complete demolition of the field, landscaping, and fencing in order to reorient the field in a South to North manor, allowing for an expanded spectator area and future buildings. Project includes an impressive Division 1 Softball complex complete with landscape & irrigation, backstop with protection netting, fenced dugouts, and large flood lights for night games. Project featuring new concrete pathways throughout the softball complex. Landscaping is also included on the perimeter of the softball complex to beautify the area for students, pedestrians, and fans. Project featuring a set of stadium style bleachers complete with 200 spacious folding seats, cup holders, ADA accessible spaces, low voltage wiring for a future scoreboard in center field, a backup generator for emergency lighting, and red fines for the future bullpens. Project also includes landscaping, underground utilities, life safety, domestic water lines, sanitary sewer, storm drain, electrical conduit, fire water lines and planning for what Santa Clara University envisions for the Softball Complex in the coming years.     This project consists of a 88,000 SF tenant improvement on three floors for the new corporate headquarters of Audience, Inc. The project features open offices, executive offices, collaborative break areas, audio labs, listening rooms, a corporate board room and all hands space. The project utilizes vibrant colors and textures to provide an open and lively work environment. Innovative products such as polished concrete floors, interlam wall panels, Maharam digital film and Pulp Studios glass were used in creating the effect. Audience Inc.     This mixed-use project consists of both commercial and residential buildings. The commercial portion features 109,108 SF of office space including 8,622 SF of future retail space, and three levels of subterranean parking. Work includes removal of an existing parking lot, three levels of excavation and below grade concrete parking structure, and construction of a 4-story steel structure with GFRC and punch glazing skin. The project also features office interior buildouts, as well as site work, consisting of a variety of hardscape and landscaping around the perimeter of the project; site work also includes an interior courtyard that ties the office, residential and Church buildings together. The residential portion of this project consists of a 17,290 SF, 3-story mixed-use residential building which sits on podium level with an underground garage below, shared with the adjacent office building on the site. The units are comprised of four 1-bedroom single story flats, eight 2-story townhomes, and a 3,430 SF ground level parish office.     This 26,000 SF resort renovation and new construction includes the lodge, tennis club, and vineyard areas. Projects consists of an interior demolition and shoring to existing guestrooms, as well as a complete interior remodel and an addition of a 6,000 SF lower floor to make it into a luxury Spa & Fitness Center. The spa features steam showers, massage treatment rooms with fireplaces, and outdoor terraces. Project also includes the renovation of an addition to the existing main lodge to create 6,600 SF of new lobby, meeting space, and retail area, enclosure of an existing Porte Cochere to create a grand lobby and construction of a new pool and jacuzzi deck extending under the tree canopy and grand water features, and tennis club sitework with a new 5,500 SF fitness building. The project features an outdoor swimming pool, kid's water play area, and bocce courts, in addition to a new herb garden set on a hillside within a vineyard.
