The Value of Design-Build After developing a series of concrete tilt-ups for a variety of high-tech clients, the founders of Devcon brought in Gary Filizetti as Vice President of Construction in 1980 to manage the transition of Devcon into a design-build general contractor. The inclusion of a strong architectural team from those early days has distinguished Devcon as a fast-moving, efficient construction firm with the skills and knowledge to integrate its efforts seamlessly with those of developers, owners, independent architects, subcontractors and end users. In the mid-1980s, as Bay Area land development exploded in response to the rising tech industry the company earned a reputation for excellent structural steel mid-rise and high-rise shells in Silicon Valley, along the peninsula, in the East Bay and in San Francisco. This reputation allowed us to expand our expertise into interiors, landscaping, and parking throughout our early years. During the high-tech downturn of the early 1990s, Devcon responded to the changing times and continued to expand its portfolio of residential, multi-family, retail and mixed use projects. Largest General Contractor in Silicon Valley Developers and end-users have come to rely on Devcon as a contractor that pioneers new design and construction challenges, so the booming 1990s saw Devcon become the largest general contractor in Silicon Valley. The company expanded its project portfolio to include hotels, sports stadiums, schools, shopping centers, corporate campuses, infrastructure and robust data centers. All of these market opportunities for expansion have grown into a diverse project portfolio which we still aim to further expand through the immense growth of the West. Industry Leader The innovative energy-saving techniques used in designing data centers have led Devcon to be an early champion of green building and sustainable development. Today, Devcon can boast of a long list of projects with silver, gold and platinum certifications from the U.S. Green Building Council’s Leadership in Energy and Environmental Design (LEED) program, along with more than 50 LEED-trained office and field staff members. Leveraging its roots in technology, Devcon has enthusiastically led the industry in lean construction techniques by implementing integrated project delivery and Building Information Modeling (BIM). SAFETY SAFETY One of the primary objectives of our Devcon team is to adopt a proper accident prevention program outlining responsibilities and safety requirements for all employees, subcontractors and suppliers on the project. Safety is everyone’s responsibility. We expect cooperation from our employees, subcontractors, and suppliers in monitoring, supervising, and enforcing safety on the job. It is mandatory that all personnel engaged in work on our projects comply with all Federal, State, and Local Safety Codes and Regulations for the duration of construction. Safety meetings for all workers are conducted on a weekly basis. EMR National Experience Modification Rating (EMR) This rating compares a company’s safety record to the records of its peers in the industry. This number, also termed the mod rating, plays a role in determining insurance premiums and evaluating a company’s risk profile. The average EMR rating is 1.0 and denotes the industry standard. The lower EMR ratings usually falls around 0.5, indicating an excellent record of safety. Conversely, the higher EMR ratings typically fall between 2.0 and 3.0, indicating a poor safety record and a history of numerous workers’ compensation claims.” Excellence in Safety The Construction Employers' Association 2024, 2023 Presidents' Award The Construction Employers' Association 2023 TRIR & DART TRIR – stands for “Total Recordable Incident Rate.” OSHA developed this calculation to gauge a company's safety record compared to its peers. It looks at the number of recordable incidents per 100 full-time workers during a year. Devcon’s TRIR represents our safety record for Devcon employees only. The TRIR national average for construction is 3.0. DART – stands for “Days Away Restricted or Transferred” Rate and includes only those OSHA recordable injuries or illnesses that resulted in days away from work, restricted duty, or transfer of duties. The first floor is comprised of parking, long term bike parking, utility rooms, common areas and support facility for residents. Project also includes offsite improvements. This project consists of a 33,000 SF tenant improvement to showcase products and serve as the company’s sales center. Project includes detailed coordination and design between the variety of custom audio-visual and integrated systems. Project featured a large video wall with LED floor at the arrival space, a large presentation “workshop area”, a fully-enclosed transformative theatre, LED stair riser, and a variety of interactive, touch-screen displays. In addition to the large presentation and showcase areas, custom conference rooms were built with high-end case work, programmable light, and dual-monitor presentation/video conference capabilities. Project also consisted of an exclusive VIP area featuring a lounge area, complete with a wet bar, private video conference, and a fireplace; private hotel suites complete the high-profile experience center. This 702,541 SF project consists of a concrete tilt-up shell building with tenant improvements and redesign of the east side of the building to accommodate construction of a rail spur. The building includes 8” unreinforced SOG with dowel baskets at all control joints, concrete tilt-up panels with a 40’ clear height to bottom of truss, loading docks, ESFR fire system, panelized roof system with rigid insulation, as well as, TPO roofing and decorative entries. Tenant improvement includes a full height insulated demising wall, 3,000 SF of office buildout, added dock levelers and rail doors, cooling system to maintain temperature between 60-62 degrees, and design-build MEP and fire sprinklers. The site is approximately 37.2 acres and includes grading and paving, along with underground utilities and ties in to existing utilities, bioswales, landscaping and the added rail spur.
