    This 21,000 SF tenant improvement features architecturally intricate design within two buildings, along with extensive structural improvements to allow for raised fabric ceilings and the addition of a 32’x10’ skylight. Architecturally, the project consists of open work environments with custom lighting fixtures, new breakroom areas and restroom cores, along with a combination of millwork, specialty metal and glass for private offices and conference rooms.     Project consists of extensive renovations to the site, building shell, and interior. The interior scope consists of a 33,000 SF, 2-story interior remodel including structural renovations, replacement of all existing HVAC units, addition of a new interior stair, and new interior framing and finishes. Modifications to the existing shell include replacement of glazing systems, addition of skylights, replacement of the roof eaves with metal lattice, and addition of a 2nd floor balcony lounge.     This project consists of a thirteen floor, 264 room concrete structure with GFRC and stone exterior. The 254,000 SF project is comprised of a two-story retail and conference center topped by an eleven-story guest tower that connects to the existing hotel via a pedestrian bridge at the 2nd floor and subterranean service tunnel.     This project includes a 184,993 SF design/build Thermomass Insulated tilt-up panel building with 40’ clear height on a 10 acre site. The project features 15,000 SF of offices, warehouse office and warehouse restrooms, and consists of a carbon-neutral design with no gas to the building and includes installation of a partial solar array with the expectations to build out the maximum allowable solar array within one year after project demands can be determined. Project also features 16 dock positions with two oversized drive indoors and complete site retention/detention with no runoff to storm drain allowed. Project consists of a multitude of client input including the request to design the project to represent the Reno/Sparks/Tahoe area, thus the use of reveals to create a mountainous theme on the front of the building. The exterior paint color selections are based on the usage of the QBP marketing color palette.   • UCSC Humanities

    The Humanities and Social Sciences project was constructed on a centrally located site north of Cowell College at the corner of McLaughlin Drive and Hagar Drive on the UCSC campus. It provides 85,000 SF of space to house faculty offices and classrooms to serve the Division of Humanities and the Education Department of the Division of Social Sciences. Three separate buildings are clustered around a central plaza area set within a heavily wooded site. The complex provides faculty and administrative offices, computer labs, smaller classrooms and a separate 300 seat lecture hall. Several large stands of existing trees were preserved; therefore, tree shoring and protection were very important components of construction. The Humanities 1 and 2 buildings are steel framed with concrete structural shear walls and are varying in height (four and six stories). The one story Lecture Hall consists of wood framing and exposed concrete masonry unit walls.     This 285,000 SF design/build hotel is comprised of two 4-story buildings consisting of both concrete and wood frame construction with inter-tidal construction elements. Project includes 208 guestrooms and meeting space, retail space, a grand fireplace in the lobby, a signature restaurant and bar seating approximately 95 people, and a luxury spa and fitness center with an outdoor lap pool. The hotel also features 8,500 SF of an indoor meeting space, approximately 5,000 SF of outdoor event space overlooking the Monterey Bay and a stand alone 4-story concrete parking structure for 347 vehicles.     This 26,000 SF resort renovation and new construction includes the lodge, tennis club, and vineyard areas. Projects consists of an interior demolition and shoring to existing guestrooms, as well as a complete interior remodel and an addition of a 6,000 SF lower floor to make it into a luxury Spa & Fitness Center. The spa features steam showers, massage treatment rooms with fireplaces, and outdoor terraces. Project also includes the renovation of an addition to the existing main lodge to create 6,600 SF of new lobby, meeting space, and retail area, enclosure of an existing Porte Cochere to create a grand lobby and construction of a new pool and jacuzzi deck extending under the tree canopy and grand water features, and tennis club sitework with a new 5,500 SF fitness building. The project features an outdoor swimming pool, kid's water play area, and bocce courts, in addition to a new herb garden set on a hillside within a vineyard. The basement level features dressing rooms, a green room, costume shop, stage trap and orchestra lift. State of the art audio-visual systems, rigging and orchestra shells, control and recording rooms, cat walks, tech galleries, and a scene fabrication shop provide infrastructure for young talent to flourish and exciting performance potential. The facility is the new venue for the Music at Menlo chamber music program and contains their administrative offices.
