    This 779,297 SF project consists of core and shell for a 291,872 SF, 8-story office building with 30,263 SF of shelled retail space, and an 8,500 SF rooftop terrace and garden on the sixth floor. The skin includes a combination of glass curtain wall, fins, glass storefront, GFRC with punched windows, precast and exposed concrete. The plaza consists of site accent lighting features, a redwood deck/stage, mature trees, on grade pavers, circular above and below ground concrete precast planters with bench seating and a fountain/water feature with an architectural prefabricated arbor. The project also features a 457,162 SF with 1-level of below grade parking structure contiguous with office building and 5-levels of above-grade parking.     This 702,541 SF project consists of a concrete tilt-up shell building with tenant improvements and redesign of the east side of the building to accommodate construction of a rail spur. The building includes 8” unreinforced SOG with dowel baskets at all control joints, concrete tilt-up panels with a 40’ clear height to bottom of truss, loading docks, ESFR fire system, panelized roof system with rigid insulation, as well as, TPO roofing and decorative entries. Tenant improvement includes a full height insulated demising wall, 3,000 SF of office buildout, added dock levelers and rail doors, cooling system to maintain temperature between 60-62 degrees, and design-build MEP and fire sprinklers. The site is approximately 37.2 acres and includes grading and paving, along with underground utilities and ties in to existing utilities, bioswales, landscaping and the added rail spur. The buildings are designed to be compatible to the existing architecture as well as the historical elements that surround the site.     This project consists of a 14,000 SF commercial building designed to compliment the adjacent Ruby Hill Commercial project. Included design features are weathered metal roofing, “green” ICF insulated foam walls overlayed with distressed lath and plaster finish, weathered barn doors and stone veneer. Project also consists of heavy timber trusses, exposed utilities, fully conditioned, four indoor courts and four outdoor courts, full service commercial kitchen to accommodate the court-side bocce diners, bar and private dining. The buildings are 3 and 4 story wood framed units over parking structures, one of which has an additional level of below grade parking. The 237,000 SF project consists of units ranging from 800 to 1900 square feet. In addition, the site work includes reconfiguration of both City and CalTrans streets.     This project consists of the construction of a 284 unit apartment complex (approximately 270,000 SF) on top of an existing 3-story concrete structure located in Emeryville. Project features exterior courtyards with landscaping and a swimming pool. The existing concrete structure has two levels of parking with retail shops at the ground level. Construction of the apartments did not disrupt the retail businesses because scaffolding will be held off the ground. The apartments are framed with a proprietary steel tube panelized wall system that supports all gravity and lateral loads while floors are framed with metal joists, plywood and concrete fill.
