Both Parcels A and D feature five levels of wood frame above two on-grade concrete parking levels. The project also includes amenities and podium courtyards. This project includes a 184,993 SF design/build Thermomass Insulated tilt-up panel building with 40’ clear height on a 10 acre site. The project features 15,000 SF of offices, warehouse office and warehouse restrooms, and consists of a carbon-neutral design with no gas to the building and includes installation of a partial solar array with the expectations to build out the maximum allowable solar array within one year after project demands can be determined. Project also features 16 dock positions with two oversized drive indoors and complete site retention/detention with no runoff to storm drain allowed. Project consists of a multitude of client input including the request to design the project to represent the Reno/Sparks/Tahoe area, thus the use of reveals to create a mountainous theme on the front of the building. The exterior paint color selections are based on the usage of the QBP marketing color palette. Construction of a 3000LF, six lane extension of Tasman Drive, stretching from Zanker Road to Coyote Creek, as well as the west embankment of the Coyote Creek Bridge approach. Tasman Drive improvements included three signalized intersections, street lights and a joint trench infrastructure housing power, gas and communication systems. Underground utilities consisted of new sanitary sewer, storm drain, domestic water and reclaimed water systems. This project also included the widening of 3000LF of Zanker Road. Notable highlights include sanitary sewer taps into live 84’’ mains, close coordination with PG&E to relocate two 115KV overhead transmission lines and a 250psi underground gas main. This project includes a 1,000,000 SF construction of a nine-building retirement community consisting of 388 customized independent living units which consisted of seven four story buildings with post tension decks; one wood-framed, two-story building with 62 assisted living units; and one wood-framed, one-story skill nursing facility with 44 units along with an 181,000 SF underground parking lot and back-of-house and state-of-the-art amenity spaces. Exteriors of stone and stucco coordinate with lush landscaping that features walking paths, seating areas and several beauty spots for socializing and quiet contemplation. This project also included a care center. The interior includes a fitness center, an array of dining venues including a café and kitchen and an indoor swimming pool. The four-story independent living buildings and the one and two story care center sit on a 22.3 acre site. This was an OSHPD project. Construction and architectural services were provided for these new design build office buildings which consist of two 170,000 SF, 5-story office buildings on a 17 acre site. The buildings are steel structures with curtain wall and GFRC exterior systems which feature a complex site development and extensive landscaping. All major building systems (Arch, Struct, Mech, Elect, Plumbing, Fire Sprinkler, Skin systems) were modeled in 3D and clash detection software was utilized to identify and resolve conflicts.
