This 317,000 SF project consists of a 77,000 SF state of the art 2-story above ground building, and a 4-level parking garage with 3-levels below grade; the parking garage provides 600 vehicle spaces. The building is a concrete structure with perimeter full height glass, raised access flooring, lobby with feature stair case and stone walls, and a 200 seat theater in addition to the tenant improvements. Tenant improvements consists of high end finishes and rooms such as briefing centers, pods, labs, Alpi Veneer paneling, custom wood ceilings, custom fabric ceilings and custom 12’ high acoustical storefront system. The interior scope consists of a 33,000 SF, 2-story interior remodel including structural renovations, replacement of all existing HVAC units, addition of a new interior stair, and new interior framing and finishes. Modifications to the existing shell include replacement of glazing systems, addition of skylights, replacement of the roof eaves with metal lattice, and addition of a 2nd floor balcony lounge. 201,839 SF project consisting of a concrete tilt-up shell building with 188,433 SF designated as warehouse, 6,867 SF assembly and 6,539 SF office tenant improvement. The building includes 8” reinforced SOG with dowel baskets at all control joints, concrete tilt-up panels with a 40’ clear height to bottom of truss, loading docks, ESFR fire system, panelized roof system, as well as TPO roofing, dock levelers, overhead doors including high speed and coiling, two 30,000 SF steel canopies for material loading, and infrastructure for (300+) future van distribution EV charging stations. The site is approximately 58 acres and includes grading and paving, along with underground utilities and tie-ins to existing utilities, bioswales and landscaping. This project consist of a 14,931 SF four-story, mixed-use building located in downtown Palo Alto. The project features retail on the ground floor, commercial office spaces on 2nd and 3rd floors and two residential apartments on the 4th floor. Project includes vehicle stacking system in garage with car turntable which allows vehicles to exit forward onto Ramona Avenue. The building structure consists of reinforced concrete frame and suspended slabs over mat slab foundation. This project includes an 8,500 SF Café with authentic Japanese design elements, such as private dining rooms with recessed floors and shoji screen doors, tatami mat seating areas, and fabric wall panels. Other high-end finishes include stone tile floors, hand-painted wall tiles, wood slat ceilings, custom banquettes, and numerous other custom wood elements. Exterior improvements feature an updated patio area with built-in wood benches, a new fountain, cedar perimeter fence, and new Japanese gate structures. The Café was built inside an occupied building and completed successfully on an extremely tight seven week schedule, requiring double- and triple-shifts for the full duration.
