    125,000 SF design/build 4-level post-tensioned long-span cast-in-place parking garage providing a total of 383 stalls. The garage features electric vehicle charging stations, vehicle monitoring system, self-service pay station kiosks, emergency phone stations, security cameras on all levels, and preparations for a future roof-top photovoltaic system. The exterior finishes tie the building to the main campus which include tex-cote textured paint, two stair towers framed with light gauge steel, a stucco finish and clay tile roofs. Site improvements consist of underground utilities, storm drain system, bio-retention pond, Public Park, concrete and decomposed granite walking paths.     Project consisting of three design/build, cast-in-place, reinforced and post-tensioned concrete construction parking garages, each consisting of four levels of above grade parking (3 elevated). Structure 1 is 239,141 SF and provides 788 stalls. Structure 2 is 225,031 SF and provides 741 stalls. Structure 3 is 319,085 SF and provides 1032 stalls. All of the garages feature charging stations for electric vehicles, vehicle monitoring systems, preparations for future photovoltaic systems, upgraded site and garage signage to match the campus, and a texcote finish.     This project features the demolition of a 4-building campus with new construction of 385,000 SF Class A office space. The new space consists of two 6-story post-tension concrete structures with glass curtain wall and GFRC skin. The buildings also feature round concrete columns and upturned beams/caps hidden under a raised access floor system to create a fully flat underside of deck. Project includes redesign of roof line at main entryways, new balcony guard rails, new roofing and rooftop HVAC equipment, new paving, new landscaping and various site elements. Project also features relocation of the main lobby at 125 Rio Robles, outside of the existing footprint, utilizing a new curtain wall ‘pop out’ to increase street visibility and building access.     Project consists of extensive renovations to the site, building shell, and interior. The interior scope consists of a 33,000 SF, 2-story interior remodel including structural renovations, replacement of all existing HVAC units, addition of a new interior stair, and new interior framing and finishes. Modifications to the existing shell include replacement of glazing systems, addition of skylights, replacement of the roof eaves with metal lattice, and addition of a 2nd floor balcony lounge.
