    This 367,850 SF design/build project consists of three separate parcels featuring three Type I and Type III, midrise apartment buildings totaling 260 units. Parcel A consists of 160 units; Parcel B consists of an on-grade parking lot; and Parcel D consists of 100 units. Both Parcels A and D feature five levels of wood frame above two on-grade concrete parking levels. The project also includes amenities and podium courtyards.     Demolition of the existing building at 222 E. 4th Avenue and construction of a new five-story CLT building with two levels of below-grade parking. The building houses 100,000+ SF of office space, 17,000” SF of retail space, and 10 residential units. The 100,000+ SF parking garage includes 239 physical parking spaces and 50-60 valet parking spaces. There are two outdoor terraces on the third level, two terraces on the fourth level, and a roof deck. There is also 1,515 SF of common usable open space on the roof level for the residential tenants.     This 30,000 SF remodel consisted of a complete gut and renovation to the 3rd floor known as the Robert Crown Law Library. Project includes new offices, seminar rooms, open work stations, support spaces, break room and restrooms. This renovation focuses on flexibility and collaboration, allowing students to work together with other students, faculty, research fellows, and visiting scholars, as well as government agencies & foundations. Project also features a new central lobby staircase that connects the overhauled 3rd floor law centers to all floors, five new skylights, and a dramatic 3-story wood slat feature wall.     Design and construction for the seismic retrofit and tenant improvement of the 110,000 SF Kalmanovitz Hall building with a 7,000 SF addition that connects Kalmanovitz Hall to Cowell Hall. The tenant improvements include faculty and department offices, and new classrooms for the Arts & Sciences Center. Project also features historical restoration alongside modern new construction contrasting and respecting the historical nature of the original building.   • Watsonville Water Operations Center

    This 14,000 SF project for the City of Watsonville consists of an operations building and a laboratory facility along with extensive site improvements. Buildings are wood framed structures featuring exposed T&G decking and radiused glulam beams, locally harvested redwood siding, polished concrete flooring, and in slab radiant heating and cooling system throughout the space using recycled water. Project also features use of City produced recycled water for flushing toilets, a water feature, irrigation and for use in the heat exchange process for the HVAC system. Additional features include the use of mechanically controlled louvers within roof stack vents for outside air ventilation and heat dumping, individual lighting controls and operable windows for all offices, daylight dimming sensors on all lights, integration of detention basins, bioswales, permeable pavement and native plants for minimizing irrigation needs and eliminating storm water runoff in the storm system. An interior and exterior signage program was created for educating visitors on the green aspects of the project.     Design-Build services for new modular 3,550 SF locker building at PayPal Park for Bay FC, the first NWSL team in the Bay Area. The project consists of a new modular structure with custom exterior façade and interior tenant improvement for the team’s game-day facility. The building features custom casework lockers, lounge, beverage coolers, ice tubs, taping tables, and shower facilities. Exterior scope includes ground improvements, new site fence, and landscaping. Design-build project consisting of tenant and site improvements for the newest club, Bay FC, in the NWSL (National Women’s Soccer League). Project includes interior improvements, site access and exterior team areas for the team’s training facility at San Jose State University. The project features a signature locker room, coach and team offices, training areas, hydrotherapy, boot room and exterior patio and amenities for team gathering spaces.     This project consists of a new 4,000 SF state-of-the-art locker room and training center for the men’s and women’s basketball teams. Located on the ground level of the Leavey Center, the locker rooms feature custom cherry lockers installed on a radius wall, each with back-lit displays, dedicated power/usb ports, and leather seating. The ceilings of both locker rooms will have a video graphic display on a floating soffit, and large flat screen LED TVs. Project includes team showers and restroom facilities with custom ceramic tile logos, two player lounges with leather seating, LED TVs and café bars with stainless steel appliances. The coach’s rooms offer private offices, cherry lockers, as well as showers and restrooms. Project also features a central training center that adjoins both team spaces with custom taping tables, ice machines, and training staff office.
