This design/build project consists of demolition of a 5-building campus, with new construction of a 3-level, 525,000 SF Class A office building above a 2-level, 540,000 SF below grade parking garage. This iconic, open floor concept building has an exposed, triangular grid structural steel framing over PT concrete podium. Unique features include faceted, architectural roof with 260 triangle skylights, aluminum panel interior “heart” structure, raised floors with underfloor HVAC, in-slab radiant heating/cooling, 220,000 SF of terrazzo flooring and a 90’ central atrium. Project also includes offsite improvements, “make ready” work package with public sewer main relocation, and nine acres of site work. This project includes a 1,000,000 SF construction of a nine-building retirement community consisting of 388 customized independent living units which consisted of seven four story buildings with post tension decks; one wood-framed, two-story building with 62 assisted living units; and one wood-framed, one-story skill nursing facility with 44 units along with an 181,000 SF underground parking lot and back-of-house and state-of-the-art amenity spaces. Exteriors of stone and stucco coordinate with lush landscaping that features walking paths, seating areas and several beauty spots for socializing and quiet contemplation. This project also included a care center. The interior includes a fitness center, an array of dining venues including a café and kitchen and an indoor swimming pool. The four-story independent living buildings and the one and two story care center sit on a 22.3 acre site. This was an OSHPD project. Project consists of construction of emergency housing improvements and includes placement of prefabricated emergency housing units for 76 residents, adequate parking for residents plus 10 to 15 staff vehicles, staffing offices, a security office, security fencing, shared kitchen, and laundry facilities. Project also features recreational community space, restrooms within communal buildings, outdoor common areas, dedicated dog run and smoking area. This 90,000 SF project includes site and tenant improvements to an existing building. Project features 33,430 SF of open and private office space, and 55,940 SF of highly customized lab spaces constructed and occupied over six separate phases. Specialized areas include numerous depressed slabs and pits (up to 10’ deep) to accommodate custom test chambers, extensive noise and vibration isolation measures to mechanical equipment and concrete slab areas and sound proof rooms. Building and site upgrades include replacement of all HVAC equipment, CDA plant, mechanical yard and a new TPO roof. Project scope includes 950 LF of underground directional boring in public ROW to provide dedicated fiber service and tie-in to adjacent buildings. Crittenden Pump Station and Inlet Piping Project: Construction of a storm water pump station and its associated inlet piping. The pump station project consists of a reinforced concrete wet-well, a reinforced masonry building containing three (3) major pumps, two (2) minor pumps, electrical and mechanical works, a detention pond and all discharge piping. The inlet piping project consists of installing 2,000 feet of HDPE pipe. Crittenden Off Site Design Management: Devcon Construction acted as the managing consultant for all off-site design for the Crittenden off-site projects including Crittenden Pump Station, Crittenden Inlet Piping, Crittenden Lane / North Road Improvement Project, and Crittenden Landfill Landscaping Project. Using architectural and engineering consultants, Devcon established a design team for each project and acted as the managing agent in the design process between the consultants, developer, City of Mountain View and other government agencies. Crittenden Lane/North Road Improvement Project: The North Road project includes the construction of a new raised roadway with concrete curbs, underground utilities, fiber-optic conduit bank and site lighting. Also included in the project is the addition of two new traffic lanes to Crittenden Lane including a landscaped median, underground utilities, concrete curbs and sidewalk, site landscaping and irrigation, site lighting, and fiber-optic system. North Access Road And Crittenden Lane Improvement Project: This project includes the construction of a new raised roadway with concrete curbs, underground utilities and site lighting. This project includes the construction of an independent living facility totaling 765,000 SF. Project features a new 400,000 SF 20-story reinforced concrete tower, a 3-level underground parking structure that is tied into the existing underground parking structure and a one story, 10,000 SF structural steel connector building. Project consists of 184 customized senior living units ranging from 1,500 SF to 3,000 SF and includes over 365,000 SF of sitework and renovation of public areas in the existing 20-story tower. The new tower and connector building also include multiple dining venues; a new indoor pool with locker rooms, exercise rooms and hair salon; conservatory; reading, computer and billiards rooms; and a grand living room. The site was renovated to incorporate a central circular driveway with walking paths, arbors and landscaped terraces.
