Project consisting of a 64,000 SF tenant improvement for Clover Sonoma, a Northern California dairy production and distribution company. Project includes a 22,000 SF industrial warehouse, 34,000 SF cooler, and a 6,000 SF office space for warehouse and distribution support. The project was constructed concurrent with the shell construction for this 36 ft. high single story, 94,000 SF building. The tilt-up concrete shell was constructed over an uninsulated slab on grade, with open web steel roof framing and a TPO roof membrane. The tenant improvement portion of the project, with pallet racking, 13 dock bays with integrated door and vertical leveler controls, furnished offices and a 6,000 SF mezzanine was completed, occupied, and in full operation within three months of start date, overlapping the shell construction (closure pours and roofing) by 1-1/2 months in order to expedite completion schedule to meet tenant needs. Highlights of the project include the 34,000 SF, 25 ft. high cooler constructed as a “box within a box”. The cooler design temperature of 38 degrees Fahrenheit was enabled by a refrigeration system comprised of two 70-ton roof mounted refrigeration condensing units and twelve 12-ton indoor refrigeration evaporative coil units suspended from the roof structure. The new Cader Lane facility has allowed Clover Sonoma to consolidate several of their smaller dairy product warehousing locations in Northern California to just two locations, both within Petaluma city limits. The operational efficiency gained by this along with fewer truck trips and reduced transportation needs results in warehousing and distribution that is much more energy efficient and environmentally friendly. Project consisted of a free-standing mezzanine that served as the second floor, and featured a structural retrofit of the larger window openings at the short ends of the building, footings, as well as roof upgrades. Infrastructural updates included new streets, utility services, a new storm drain pump station, new levee, grading lots for future development, widening a bridge and extensive landscaping. The 1.4 acre site includes an entry patio with a fountain, permeable interlocking pavers, bio-retention areas, planting and site concrete work. The first floor provides an OSHPD-3 certified space for clinical research including a customized space for pediatric research. The second and third floors have work space for researchers and conference rooms for interdisciplinary research teams. This 575,000 SF project consists of demolition and tenant improvement to two existing 6-story office buildings and two existing 3-story office buildings. Project includes open office space, technical lab space, café, fitness center, and conference centers. MEP systems and equipment were completely replaced for the two 6-story buildings, and existing rooftop mechanical units were reused at the two 3-story buildings. The exterior skin facades of two buildings were renovated and the project also features a new four-level, 810 stall parking garage and significant site work for Broadcom’s new campus in North San Jose. This project consists of the construction of a 284 unit apartment complex (approximately 270,000 SF) on top of an existing 3-story concrete structure located in Emeryville. Project features exterior courtyards with landscaping and a swimming pool. The existing concrete structure has two levels of parking with retail shops at the ground level. Construction of the apartments did not disrupt the retail businesses because scaffolding will be held off the ground. The apartments are framed with a proprietary steel tube panelized wall system that supports all gravity and lateral loads while floors are framed with metal joists, plywood and concrete fill.
